Our interests range from co-investing capital with individual landowners, banks, hedge funds, private equity and other financial institutions to purchasing land and creating a homebuilding or multifamily program for the asset. In most cases, we act as the operating partner, land developer and/or general contractor. We apply our years of experience and problem-solving capabilities to create maximum value for each deal.

We strategically acquire assets that can be entitled or re-entitled to a more appropriate, market-driven use, and ultimately develop lots, master planned communities, single family, multifamily and/or retail uses. Clearwater Communities is in the business of creating value for all its stakeholders and each deal will be evaluated for the opportune exit strategy which can include but not be limited to: land entitlement, land development, asset management, and homebuilding when deemed to be the best solution to maximize potential.

From land acquisitions to securing entitlements, Clearwater Communities adds value every step along the way in the building process. That includes re-entitling a project for a more appropriate uses in today’s real estate environment, carrying out an adaptive reuse, or picking up a broken project from foreclosure and taking it to the finish line. Clearwater can provide the necessary financing as well as remove hurdles that stand in the way. The target goal is to deliver a relevant product given the budget, local market demand and community needs.

Initially, we analyze the asset to develop a strategy based on market conditions and appropriate financial metrics to create value for a piece of land. This includes conducting true market research in order to quantify demand and depth of market. This is done internally and with the help of various market research firms. We then execute that strategy – from securing entitlements, building infrastructure, constructing communities, and lead the sales or leasing activity.
